TPO is currently the most widely used flat roofing material in the commercial market. It’s a single-ply membrane that reflects UV radiation, is heat-welded at seams for a strong, continuous bond, and offers excellent performance for the price. TPO is a strong choice for most commercial applications in Middle Tennessee.
EPDM is a synthetic rubber membrane that has been the standard commercial roofing product for decades. It’s extremely durable, UV-resistant, and performs well across a wide temperature range. EPDM is typically black (though white versions are available), which means it absorbs heat rather than reflecting it. It’s an excellent choice for longevity and in cooler climates.
PVC membranes are similar to TPO in installation method but offer superior chemical resistance, making them a preferred choice for restaurants, commercial kitchens, and any building where cooking grease or chemicals may reach the roof. PVC is heat-welded and offers strong puncture and UV resistance.
Modified bitumen is a two-ply system (base sheet and cap sheet) made from asphalt modified with polymer compounds for improved flexibility and performance. It’s applied by torch, cold adhesive, or self-adhesion depending on the product. Modified bitumen offers a long track record and is a reliable mid-tier option for commercial and residential flat applications.
BUR is the original multi-ply flat roofing system, consisting of alternating layers of felt and asphalt topped with gravel or a mineral surface. BUR systems are highly durable, proven over decades, and resistant to foot traffic. They require specialized application equipment and crews.
Spray foam is applied as a liquid that expands to form a seamless, continuous insulating and waterproofing layer. SPF systems have no seams — the primary failure point of most flat roofing systems — and provide excellent insulation value. They require a protective topcoat and periodic recoating to maintain UV protection.
The right flat roofing system depends on several factors: the building type and use, the substrate condition, the drainage configuration, budget, energy efficiency goals, and local code requirements. Flat and low-slope roofs cannot drain the way pitched roofs do — they rely on interior drains, gutters, or scuppers to move water off the surface. Ponding water (water that remains on the roof surface for more than 48 hours after a rain event) is one of the leading causes of flat roof deterioration. Proper drainage design and regular maintenance of drain openings is critical to flat roof longevity.
TPO and PVC membranes typically last 20 to 30 years. EPDM falls in a similar range, with some systems performing longer. Modified bitumen generally lasts 15 to 25 years. SPF with properly maintained topcoats can last indefinitely as the foam layer is simply recoated. BUR systems typically last 20 to 30 years.
The most common flat roofing issues we see are seam failures, punctures from foot traffic or debris, drain blockages causing ponding, flashing failures at penetrations and perimeter edges, and delamination or blistering from moisture trapped beneath the membrane. Most of these can be repaired rather than prompting a full replacement if caught early.
