In both cases, the underlayment beneath the tile — not the tile itself — is often the component that requires attention first. A tile re-roofing project frequently involves replacing the underlayment while keeping the existing tiles if they are structurally sound.
Tile roofing carries a higher upfront cost than asphalt, driven by the material price and the additional labor involved in proper installation. Clay tile is generally more expensive than concrete tile. However, given the 50-to-100 year lifespan of quality tile roofing, the long-term cost per year of service is often comparable to or lower than asphalt.
